The Condo Association legal entity has been set up, including the by-laws. The Association will determine which services they want to contract for.

Re: property taxes --- Right now the property taxes run about $650 per unit based on the original value of the building. Since we upgraded it's value the taxes will go up, however there is tax abatement available for 5 years. The first year, $75,000 of the value above the original value is abated 100%. The second year it is abated 80%, the third year 60% and so on until after the 5th year the owners are paying 100% of the new assessed value.

The owners will own their own space and garage(s) and will also own the building itself in common, including the other common areas such as the lawn, patio and landscaped areas on the front of the building.

All the mechanical, furnaces, water softeners, water heaters are located in the basement, which is only accessible through an outside entrance. The building is a former hospital with a solid brick construction. The entire building is electric (no gas appliances).

Units 1 & 2 are 1105 square feet of living space plus garage, unit 3 is 1056 square feet plus garage.
Single car garages are 12' x 25' and doubles are 25' x 30'. (approximately)

Sellers will supply labor and allowed materials to bring each unit to completion pending sale of each unit.
